A Plight Illuminated
In response to the expanding inequities in access to home Electric Vehicle (EV) charging options, ChargeGuru UK, a top tier provider of EV charging solutions, has taken the helm to steer a campaign intended to advocate for the millions of flat dwellers in the UK. This dynamic campaign resonates across various areas in London including Barbican, London Bridge, and Canary Wharf, targeting not only flat residents but also apartment property managers, with the ultimate goal of lifting the veil on the available options for EV charging at home.
An EV Transition at Risk
As the UK pushes forward in its quest for environmental sustainability, the market for EVs is experiencing an unprecedented boom. According to estimates, over 53% of UK’s flat residents plan to transition to EVs by 2029, a figure that adds to the current 12% of flat dwellers who already are proud EV owners. This burgeoning demand, however, is met with a gross lack of robust home EV charging systems, potentially sidelining over 3.4 million people within the next half-decade. To date, nearly 70% of flat residents heavily depend on costly public charging stations, which on average, cost thrice as much as home charging.
ChargeGuru UK’s FFS Approach
ChargeGuru UK’s campaign, which has successfully reached out to thousands, cleverly uses the phrase “Don’t overpay for EV charging when you can simply charge at home. FFS”. Here, FFS is an acronym for their innovative Fully Funded Solution, aimed specifically at EV users living in flats.
The Role of Property Managers and Landlords
This expensive cost of public charging poses a daunting obstacle to potential flat dwelling EV adopters, leading to an amplified call for change from residents. They strongly urge landlords and property managers to shoulder the responsibility of providing the necessary infrastructure to facilitate this transition.
Though property managers have an open playing field to cater to this growing demand, given that 74% of tenants consider home EV charging as a crucial factor while choosing their next home, there exists a lag in the proportionate investment in EV infrastructure. Over the past year and a half, a meagre 29% of property managers have made an investment in EV charging infrastructure, even though 32% propose to do so within the next year.
A Missed Opportunity
This slow pace of investment symbolises not only an escalating resident dissatisfaction, but also a commercial opportunity squandered. By boosting investment in EV charging infrastructure, not only are property managers able to attract more tenants and improve retention, they are also future-proofing, thus increasing the value of their residential property portfolios.
A Glimpse into the Future
As the UK Government remains steadfast in its pledge towards net zero emissions by the year 2050, rumours are circulating of impending new building regulations that might make it mandatory for commercial properties to have EV charging points. This could soon be extended to residential properties as well.
Denis Watling, Managing Director at ChargeGuru UK, comments on the situation, “The transition to EVs must be a fair and equitable process. Our campaign is shining a light on the truth that those living in flats deserve the same opportunities to become part of the EV revolution as those residing in houses. We’re fuelling the movement by not only generating enthusiasm about the potential of this technology but also by providing education on what’s feasible so that measures can be taken, ensuring no one is left behind in this EV transition”.
